Buying a castle or manor house as a historic monument allows you to make a prestigious investment while benefiting from a very attractive tax framework. There are approximately 6,500 castles or manor houses classified as Historic Monuments in France, 85% of which are owned by private individuals (the others are owned by the French State). A historic monument is a building (built or not: park, garden, cave...) or a movable object (movable or building by destination) receiving a particular legal status intended to protect it for its historical, artistic, architectural but also technical or scientific interest so that it can be preserved, restored and developed. A building can be "classified" or "listed": Listing is a protection of monuments of remarkable interest on a regional scale, as opposed to classification, which protects monuments of national interest and thus constitutes the highest level of protection. Maintenance, repair or restoration work on a Historic Monument can be subsidised up to 40% of the total amount of the work. The tax system also benefits from very important particularities: the expenses related to the property are deductible up to 50% of the taxable income and even 100% when the monument is open to the public. These advantages are of course subject to the condition of a minimum period of conservation of 15 years. Historic monuments may also, under certain conditions, benefit from an exemption from inheritance or gift tax.
